As soon as a potential buyer pulls up outside the house, they’ll get a first impression and start to form an opinion. If that opinion is a bad one, you can change their minds a little once they see the inside but they’ll always have that negative first impression in the back of their mind and it can impact their decision more than people realize. If your home just isn’t selling, you should make some of these simple changes to improve the curb appeal.
A Fresh Coat Of Paint
The most obvious, and one of the cheapest, ways to improve the exterior of your home is to just give it a fresh coat of paint. It makes so much difference to the overall aesthetic of the house and it can make it look brand new if you do a good job. Make sure that you use a good quality exterior paint that will add a layer of protection and won’t wear down easily in bad weather. You should also pay particular attention to the doors and windows because the eye is naturally drawn to those small accents of color. It’s cheap to do and it’s not a very difficult job but a fresh coat of paint can breathe new life into your home.
In some cases, a fresh coat of paint or a good clean can bring your windows back to life, but if they’re particularly old, that might not be enough. Plastic windows, in particular, can get quite moldy and the seals will start to degrade, making them look very ratty. It might be best to just replace them with some nice casement windows instead. People love casement windows because they open outward to bring a nice breeze through the house in the summer, so it’s a good selling point. New windows will also help to improve the energy efficiency in the house and that’s something that buyers will tend to ask about, so it’s a worthwhile investment if you want to sell the house quickly.
Tidy Up The Garden
Outdoor spaces are a bit of a premium when it comes to buying a house so if you’ve got one, you need to flaunt it. If a potential buyer turns up and the first thing they see is an overgrown garden or a lawn that is covered with brown patches, they’re not going to have a very positive view of the house. That’s why it’s important that you tidy up the garden properly before you start showing people around. Make sure that the lawn is in good condition and fix any dead patches if you can. You should also plant some nice flowers and shrubs in all of the beds and get some garden furniture out there. It’s important that buyers get a sense of how they might use the space, rather than seeing it as an overgrown mess because that’s a job for them to take on after buying the house, not an asset.
Fix The Roof
A damaged roof is a big burden and even if there are just a couple of loose tiles, that’s going to be a big red flag for potential buyers. If the damage to the roof gets a lot worse, it can lead to serious leaks and then you’re going to get damp and mold running throughout the house and that’s going to be so expensive to fix. That’s why a tiny amount of damage to a roof, even if it’s not causing any problems, is enough to stop a buyer from making an offer. They’ll be able to notice any loose or missing tiles when they arrive at the house and it’s always going to be something that gets looked at during the survey. It’s better to just play it safe and have somebody come and look at the roof for you. Hopefully, if you’ve just got a few loose tiles up there, it won’t cost that much to fix but if there is some more serious damage, you might need to spend a bit of money.
If you don’t make these changes to the exterior of your home, you’ll have a hard time getting a buyer interested in it.
